What the toolkit does
The toolkit guides users through the transition from one managing agent arrangement to another. It covers decision control, previous selection inputs, communications, RASCI, records handover, data transfer, access control, financial cut-off, contractor continuity, go-live readiness and post-transition stabilisation.
How the process works
Import outputs from Search & Selection where available, or complete the equivalent transition fields directly.
Use Standard for straightforward handover. Use Complex where authority, trustee, head lease or multi-entity governance issues are present.
Choose the associated supplement based on the entity leading the transition.
Set who communicates what, who acts, who approves, who is consulted and who must be informed.
Track records, data, credentials, contractors, finances, dependencies and outstanding actions.
Confirm readiness, record issues, escalate blockers and retain the transition evidence as governance records.
How Search & Selection feeds Transition
The Transition Toolkit does not require users to buy the Search & Selection Toolkit. However, where Search & Selection has been used, its outputs can be imported into the Transition Inputs Register.
| Input | Source if Search & Selection used | If not available |
|---|---|---|
| Estate Profile | Import from Search & Selection | Complete the estate profile fields in the transition pack |
| Appointment Decision | Import appointment decision record | Record the appointment authority and decision basis directly |
| Selected Agent Details | Import preferred agent record | Enter the incoming or retained agent details directly |
| Contract Summary | Import appointment conditions and key commitments | Summarise the management agreement or appointment terms |
| Procurement Communications | Reference the closed communications log | Start a transition communications plan from the current position |
Which transition pack?
Standard Transition Toolkit
For estates with a clear transition lead, defined outgoing/incoming managing agent position and relatively straightforward handover route.
Complex Transition Toolkit
For layered governance, shared authority, trustee structures, head leaseholder involvement, RTM/RMC interaction, or unclear approval routes.
Choose Your Transition Leadership Supplement
The Managing Agent Transition Toolkit is designed to work across different leasehold governance structures. The Standard or Complex pack provides the core transition controls. The leadership supplement explains how to apply those controls from the position of the entity leading the transition.
One leadership supplement is included with each transition toolkit purchase. Additional supplements can be added where more than one entity needs to coordinate the transition.
Freeholder-Led Transition
For situations where the freeholder is leading, instructing or controlling the managing agent transition.
RMC-Led Transition
For situations where a Resident Management Company is leading the change, retention or onboarding of a managing agent.
RTM-Led Transition
For situations where an RTM company is leading transition after acquisition, replacement, retention or onboarding of a managing agent.
Maintenance Trustee-Led Transition
For situations where a maintenance trustee or similar estate role is leading or materially controlling the managing agent transition.
Head Leaseholder-Led Transition
For situations where a head leaseholder or intermediate leaseholder is leading, instructing or materially influencing the managing agent transition.

Need to select a managing agent first?
If the estate has not yet selected an agent, use the Managing Agent Search & Selection Toolkit first. It produces the estate profile, appointment decision and selection record that can then feed the transition process.
