Start with structure. Most bad decisions come from not knowing who has power, who has duties and who is merely sending invoices.
Parties
Leaseholder, landlord/freeholder, management company, RTM company, RMC, head leaseholder, managing agent and contractors.
Documents
Lease, variations, title, demands, budgets, accounts, notices, insurance and governance records.
Routes
Information request, governance intervention, lease improvement, sale, tribunal or court route. Do not mix them blindly.

Use this before reading any page. If the evidence is weak, the next step is evidence collection, not emotional escalation.

Core terms matrix
A leaseholder needs vocabulary, but vocabulary without evidence is pub-lawyering. Pair every term with a document.
