Where this comes from
IntelliLease emerged from direct exposure to leasehold governance operations, managing agent oversight, RTM administration, procurement processes, service charge administration, and recurring operational failure patterns within the UK residential property sector.
Over time, the same structural issues appeared repeatedly: fragmented operational knowledge, inconsistent governance practices, opaque procurement processes, poor documentation continuity, avoidable transition failures, delayed information flows, and recurring procedural confusion affecting leaseholders, directors, and operational stakeholders alike.
IntelliLease was created in response to a simple observation: despite the financial and operational scale of the leasehold sector, there remains very little structured operational intelligence available to the people expected to navigate it.
The objective of IntelliLease is not to replace regulated professionals or provide legal advice. It is to improve operational clarity through structured governance intelligence, operational process understanding, procedural visibility, and evidence-led operational support materials.
What IntelliLease is building
intellilease.info is the knowledge layer for leasehold governance. It is where documented failure patterns, governance best practices, operational workflow guidance, procurement intelligence, sector statistics and failure patterns are organised for public understanding.
intellilease.co is the software platform. We are building the Service Charge Forensic Auditor to help leaseholders review service charge information with rules-led, evidence-linked structure.
The two domains are connected but distinct. IntelliLease.info explains the governance landscape. IntelliLease.co is where the forensic software platform is being built.
